1. Acceptance of terms

By using BookBnB (https://bookbnb.co.uk), you agree to these Terms & Conditions. If you do not agree, please do not use the service. We may update these terms from time to time, and continued use of BookBnB means you accept the updated terms.

2. About the service

BookBnB is a software platform that allows short-term rental hosts to create direct booking websites, import listing details, take card payments, sync calendars and manage guest bookings. We are a technology provider, not a travel agent, property manager or party to the rental agreement between host and guest.

3. Accounts and eligibility

You must be at least 18 years old and legally able to enter into contracts to use BookBnB. You are responsible for keeping your account credentials secure and for all activity that occurs under your account. You must provide accurate and complete information when registering and must keep it up to date.

4. Subscriptions and billing

BookBnB offers subscription plans as described on our Pricing page. All fees are billed in advance and are non-refundable except where required by law or as set out in our Refund Policy. You may cancel your subscription at any time from your account dashboard; cancellation takes effect at the end of the current billing period.

Your first 14 days are free. No card details are required to start the trial. At the end of the trial, you will be prompted to add payment details if you wish to continue.

5. Host responsibilities

As a host, you are responsible for ensuring that your use of BookBnB complies with all applicable laws, regulations and the terms of any third-party platforms you use. You must:

  • Own or have permission to advertise the properties you list
  • Keep your listings, pricing and availability accurate
  • Honour confirmed bookings made through your BookBnB site
  • Maintain appropriate insurance for your rental activity
  • Comply with tax, licensing and safety obligations in your jurisdiction

6. Guest bookings and payments

BookBnB uses Stripe to process guest card payments. Payment is made directly between the guest and the host's Stripe account. BookBnB does not hold guest funds. Hosts are responsible for setting their own cancellation, refund and house rules, and for communicating these clearly to guests.

7. Acceptable use

You may not use BookBnB for illegal, fraudulent or abusive purposes, including but not limited to misrepresenting properties, harvesting data without permission, distributing malware, or circumventing platform security. We may suspend or terminate accounts that violate these rules.

8. Intellectual property

BookBnB owns all rights in the software, branding and content we create. You retain ownership of your listing content, photographs and other materials you upload. By uploading content, you grant us a licence to host, display and distribute it for the purpose of operating your direct booking site.

9. Limitation of liability

BookBnB provides the platform on an "as is" basis. To the maximum extent permitted by law, we are not liable for any indirect, consequential or incidental loss arising from your use of the service, including lost bookings, revenue or reputation. Our total liability is limited to the amount you paid us in the 12 months before the claim arose.

10. Termination

You may delete your BookBnB account at any time. We may suspend or terminate your account if you breach these terms, fail to pay when due, or if continued provision of the service would cause legal or operational risk. On termination, your direct booking site will no longer be accessible.

11. Governing law

These Terms & Conditions are governed by the laws of England and Wales. Any dispute arising from them will be subject to the exclusive jurisdiction of the courts of England and Wales.
