Yes. BookBnB is designed to sit alongside the OTAs. Most hosts keep their listings live and use their direct site for repeat guests, social media, printed welcome packs and Google searches, where they keep 100% of the nightly rate.

What happens during the 14-day free trial?

You get every feature — unlimited imports, direct bookings, calendar sync, custom domains and support — with no card details required. If you do nothing at the end of the trial, your sites simply pause; nothing is charged automatically.

How do I import a listing?

In your dashboard choose Import listing, paste the full Airbnb URL (for example https://www.airbnb.co.uk/rooms/12345678) and press Import. We fetch the public listing content and build a draft site you can edit before publishing.

Can I edit the imported text and photos?

Yes. Every field — title, summary, description, amenities, house rules, photo order and nightly rate — can be edited from the dashboard, and changes go live instantly. Many hosts rewrite the headline for SEO because your direct site is indexed by Google.

How many properties can I list?

The Host plan covers up to 7 properties, and the Portfolio plan covers 8 to 20. Managing more than 20? Use the contact page and we'll put together a custom package.

Does my listing update automatically if I change Airbnb?

Accepted Answer

No — imports are a one-time snapshot so you stay in control of your direct content. You can re-import at any time to pull in the latest photos and description, which will overwrite your edits for that property.

How do guests book?

Accepted Answer

Guests pick their dates on your site, see the live total including any cleaning fee, and confirm with their contact details and payment. You and the guest both receive a confirmation email, and the booking appears in your dashboard.

How do I avoid double bookings?

Add your Airbnb, Vrbo or Booking.com iCal export URL in the dashboard and BookBnB blocks those dates on your direct site. We also publish an iCal feed for each property so you can import your direct bookings back into the OTAs.

How often does calendar sync run?

Feeds are refreshed regularly through the day, and you can force a refresh from the dashboard at any time. Because iCal is not instant on any platform, we recommend keeping a short same-day booking buffer during peak season.

Who handles cancellations and guest communication?

You do — it's your guest and your terms. The dashboard shows guest contact details for every booking, and your cancellation policy is displayed on your booking page before checkout.

Does BookBnB take commission on bookings?

Never. Unlike the OTAs, which typically take 15% to 20% of every stay, BookBnB charges a flat subscription only. Guest payments go to you.

What does the subscription cost?

The Host plan is £29 a month (or £290 a year) for up to 7 properties. The Portfolio plan is £59 a month for 8 to 20 properties. Both include every feature and start with a 14-day free trial with no card details required.

What payment processing fees apply?

Card processing is charged by the payment provider, not by us. A processing fee of 1.5% + 20p is shown transparently at checkout on subscriptions and paid add-ons. Guest booking payments carry the standard processing fee on the payment account connected to your property.

Why can't I buy a plan inside the iOS or Android app?

To keep prices low and avoid app store commission, subscriptions and add-ons are purchased on the BookBnB website. Sign in at bookbnb.co.uk in a browser to start a trial, change plan or manage billing — everything else works fully in the app.

How do I cancel or change plan?

Go to Account in your dashboard. You can upgrade, downgrade, cancel or resume at any time. Cancelling stops the next renewal and your sites stay live until the end of the paid period — see the refund policy for full details.

What web address does my site get?

Every property gets a free BookBnB address straight away, so you can start sharing the link the moment you publish — no DNS setup and no waiting.

How do I set up a subdomain?

In the dashboard open your property, choose Web address, and enter the handle you want (letters, numbers and hyphens). We check availability and apply it instantly, with HTTPS included.

Can I use my own domain, like seaviewcottage.co.uk?

Accepted Answer

Yes. Enter your domain in the property's Domain settings, then add the DNS records we show you at your registrar (Namecheap, GoDaddy, 123-reg, Cloudflare and so on). We verify the records automatically and issue a free SSL certificate.

How long does domain verification take?

Accepted Answer

DNS changes usually propagate within 15 to 60 minutes, though some registrars take up to 24 hours. The dashboard shows a live status and you can retry verification at any point.

Add the custom domain setup add-on (£49 one-off) and we'll configure the records and verify the domain for you. There's also a photo retouching add-on (£29) if you'd like your imported images polished before launch.
